The Difference Between Commercial and Residential HVAC

All HVAC systems are designed with the same purpose in mind: to regulate the internal temperature and atmosphere of a space through heating, cooling and ventilating. Aside from this key purpose, commercial and residential HVAC systems have some significant dissimilarities largely due to the difference in the size of the space that needs regulating.

Size & Placement

Because commercial HVAC systems have to regulate the internal atmosphere of a much larger space, these systems are significantly larger than their residential counterparts. As such, commercial HVAC systems are normally placed on the roof of the building as opposed to at ground level on the outside of a residence. Roof placement is important in a commercial setting because the systems are much louder than residential systems, so it helps to minimize noise inside the building as well as utilize unused roof space.

Complexity of System & Mechanics

There is also a distinction in the complexity of the mechanics between the two systems. The HVAC system for a residence is divided into two separate indoor and outdoor components that cannot be altered, while that of a business is all housed in one unit which is designed with future modifications and upgrades in mind. One key reason for this difference is the atmospheric needs of space. While a residence has constant temperature and humidity requirements for the entire home, a business may need to sustain several different temperatures throughout the building to meet the needs of each individual space.

Maintenance

Since residential systems are decidedly less complex, the average homeowner can perform maintenance to some degree on his or her own HVAC unit. A common example of this is replacing the air filter to increase energy efficiency and quality of air within the home. It is still a good idea to have your HVAC system inspected by an HVAC Professional on an annual basis to ensure it is running efficiently and to perform more advanced maintenance measures. In a commercial setting, only an HVAC Professional is qualified to perform any maintenance on the system in order to maintain safety and reliability.

The cost of necessary maintenance is also noticeably different between systems. Since an HVAC Professional is not always required to perform maintenance on a residential system, the cost of these repairs is typically much lower than that of a larger business building.
